The State of Real Estate is strong for sellers and homeowners.

Have you heard of the State of the Union Address? President Biden just gave us one on the state of the United States, so let's talk about the state of real estate.

Governor Abbott just announced that he has a plan to lower property taxes. That’s great for everyone in Texas. We always complain about our property taxes, but we have one of the best states in the world and the nation to live in. You have to pay to play sometimes, but we are looking at potentially having lower property taxes.

"Let's talk about the state of real estate."

The good news is it'll offset slightly higher interest rates, plus there’s the fact that house prices are up. Now, if you're a home seller, you like those higher home prices, but the higher interest rates and the fact that we have more inventory have slowed the buyer pool. A lot of buyers are not as aggressive. We don’t have nearly the frenzy we saw last year, where we had people lining up to see your house, and you received four or five, or ten offers the first day it was on the market. I'm afraid those days may be gone forever.

What we are seeing is this is the “neither” time of the year or that “neither” season. You’re probably wondering what that is. Neither season? It's neither winter nor summer, nor even actually spring yet. This is the time to take that walk outside on a gorgeous day because we've had some days that have been absolutely glorious, and they remind us why we live in Texas.

Take a walk around your house, and check out the gutters. Do your trees need trimming? We all lost some landscaping in the last two or three years with the intense cold. This is the time to take stock of that and look at your landscaping. Maybe get a new plan for making your yard look the very best it can. Color that front door with fresh paint. If your roof's in great shape, your trees are trimmed, and your yard shows loving care, it says something about you as a homeowner. If you decide to sell, it will speak to a buyer. Check your gutters, make sure your power wash, and get those flowers out, all those things that cause us to have a joyous, happy Easter and the Spring celebratory season.
