3 Best Neighborhoods to Live in Anaqua Springs

The Hill Country northwest of San Antonio has long been one of the most desirable residential real estate locations in Texas. For years, its unbeatable combination of larger lots, beautiful scenery, and accessibility to the city has attracted new residents and the region's leading architects and home builders.

One stretch of road, in particular, is synonymous with in-demand real estate in this corner of the San Antonio suburbs. The ten miles of Toutant Beauregard/Upper Balcones Road run between the Rose Palace in Leon Springs (to the south) and the outskirts of Boerne (to the north). At either end, you can find abundant dining, shopping, and services to meet the demands of even the most discriminating clientele, and in between, there sit the entrances to three of the area's best neighborhoods: Anaqua Springs Ranch, Serene and Scenic Hills Estates, and Sundance Ranch. Here's what to know about each:

1. Anaqua Springs Ranch

Anaqua Springs Ranch is a nearly 920-acre gated community representing the pinnacle of Hill Country luxury residential development. Its uniqueness lies in its meticulous design emphasizing old-world charm and natural beauty. Thoughtfully laid-out streets wind past elegant homes set on spacious (one- to three- acre) lots amid old-growth oak and anaqua trees. This is the epitome of high-end Hill Country living.

A wealth of community amenities

A centerpiece of the Anaqua Springs Ranch community is its five-acre community park, featuring a covered pavilion, shade-canopied playground, basketball court, and walking trails. Quiet neighborhood streets also offer convenient strolling, running, and bicycling options, while the waterfalls and pools of Leon Creek, which bisects the community, provide a scenic and relaxing respite for nature lovers. Minutes from the community entrance, horse lovers can also find numerous equestrian centers.

The finest Euro-Texan style homes

The homes in Anaqua Springs Ranch are among the finest in the greater San Antonio region, bar none. All meet rigorous community standards for quality craftsmanship and architectural design. They also share a distinctive Euro-Texan style that blends classic exteriors and large floor plans with local building materials, complementing the bucolic Hill Country setting and ensuring a cohesive neighborhood aesthetic. The typical Anaqua Springs Ranch home features the sort of touches inside and out that one would expect from real estate of the highest caliber, such as chef's kitchens, movie rooms, wine cellars, generous swimming pools, and top-end hardscaping.

A growing sister community: Pecan Springs

The demand for homes and sites in Anaqua Springs Ranch has spurred the development of a sister community, Pecan Springs, immediately to the north along Toutant Beauregard Road. Still in a relatively early stage of development, Pecan Springs also features gated access, large lots, exacting design and construction standards, and generous amenities (including a private 32-acre nature park).

2. Serene and Scenic Hills Estates

Just over a mile south of Anaqua Springs Ranch sits Serene and Scenic Hills Estates, a mature neighborhood of custom homes spread across a hilltop and a ridgeline. In contrast to Anaqua Springs Ranch's newer construction and stylistic consistency, Serene and Scenic Hills is known for its variety of homes and established feel. This is a lived-in, well-loved planned community, one of (if not the) oldest on Toutant Beauregard Road. True to its name, its residents enjoy spacious lots (some up to five acres) and panoramic Hill Country vistas.

Close to everything

As a legacy suburban community, Serene and Scenic Hills Estates benefit from a prime location. It's just five miles from Leon Springs and the I-10. On a good day, Serene and Scenic Hills residents can go from their doorstep to downtown San Antonio in 30 minutes. The popular The Rim and La Cantera shopping centers are close by, too, as are local favorite restaurants, such as The Point Park and Mae Dunn Kitchen and Goods.

A range of real estate choices

Home buyers are drawn to Serene and Scenic Hills Estates because it contains properties to suit a range of tastes. Along its streets, you can find a diversity of building styles and materials, from wood-frame contemporary homes to single-story brick ranches to regal European provincials made of local stone. Some sit close to the road, while others hide behind large trees down winding driveways. Arguably more so than other nearby communities, Serene and Scenic Hills is a neighborhood where homes express their owners' personalities and design preferences while still remaining subject to reasonable homeowners association restrictions that aim to ensure it remains an attractive place to live.

3. Sundance Ranch

About halfway between Anaqua Springs Ranch and Serene and Scenic Hills Estates on Toutant Beauregard Road sits the entrance to Sundance Ranch. The midpoint location is fitting because, in many ways, Sundance Ranch represents a melding of the distinct personalities of its fellow communities to the north and south. Older than Anaqua Springs but newer than Serene and Scenic Hills, Sundance Ranch features tasteful, architecturally consistent homes set on half-acre lots. With a relatively flat topography, it conveys the distinctive feel of a well-appointed but approachable suburban enclave, complete with ample sidewalks, manicured lawns, and buried utilities.

Near top-rated schools

Sundance Ranch and its neighboring communities are located within the sought-after Northside Independent School District. Top-rated McAndrew Elementary is a mere mile up Toutant Beauregard Road, and high-scoring Rawlinson Middle School and Clark High School are a short drive away. This is a powerful draw for home buyers seeking to settle down in a neighborhood that's away from the urban hustle-and-bustle but still commutable to employment in and around San Antonio.

Spacious and upscale residences

Homes in Sundance Ranch balance luxury with practicality. They're large, but not excessive; uniformly attractive, but still distinctive. Buyers gravitate to Sundance Ranch because it offers well-built residences, manageable plots, and efficient infrastructure elements, all of which preserve and foster its reputation as a stable, comfortable Hill Country neighborhood.
